In the Single Family market, there were 106 properties listed September 1. This is up 43% from the same time last year. Sales volume
in September was down from August but still better than last year with 22 homes sold. The
median sales price was down from August at $377,000 this is down from last year's prices. In September the
average time on market was 106 days. We still have only a4.8 month supply of homes for sale which indicates thatthe Waltham, Ma. market remains in favor of those selling property.
We saw the effect of the tax incentives in May and June
sales, but the rest of the 3rd quarter continued with reasonably good sales. I expect the fourth Quarter to slow down with normal slowing seasonal demand.
However, prospective sellers should be encouraged with prices remaining
stable through this past year, and with mortgage rates low and the
economy picking up there should continue to be good buying interest.
