In the Bedford Ma. Single Family market, there were 47 properties listed October 1. This is an 80% increase from the 26 listed the same time last year. Sales volume
in September was up from August with 9 homes sold. The
median sales price was off slightly from August, but the same as last year at $550,000. In September the
average time on market was up to 109 days indicating things are slowing down. Currently we have a 5 month supply of homes for sale which meansthe Bedford, Ma. market is still in favor of sellers.
Sales for the last year have been limited by the number of homes on the market. Tax incentives helped stimulate sales for the year and the uptick in September is a promising sign of ongoing demand. I expect the fall and winter to slow down with normal seasonal effects on demand. However, prospective sellers should be encouraged with prices remaining stable through this past year, and with such limited supply, low interest rates and the economy picking up there is good buying interest.
